Your Responsibilities
As a Facility Manager/Building Administrator, you are responsible for the maintenance, management, security, and optimal operation of all building-related installations and facilities within PROBAT. You ensure a safe, comfortable, and energy-efficient working environment that supports both office and production activities. Through preventive maintenance, effective problem-solving, and strong collaboration with external service providers, you contribute to the continuity of our operations and the efficient management of our facilities.
Location: Koog aan de Zaan
Position within the Organization: This role is part of the Quality Department and reports directly to the QA Manager. You will work closely with Reception, Production, Operations, and Management teams, while maintaining strong relationships with external service partners and suppliers.
Team Structure: This is an independent role with no direct reports. You will collaborate extensively with internal stakeholders and external specialists.
Your Key Responsibilities
- Perform and coordinate preventive and corrective maintenance of building systems, including HVAC, electrical installations, plumbing, and security systems.
- Conduct daily inspections of technical installations, troubleshoot and resolve issues, and maintain maintenance logs and technical documentation.
- Act as the central point of contact for all facility and building-related matters within the organization.
- Monitor and optimize energy consumption and implement energy-saving initiatives. You will manage building management systems and report on consumption data and any deviations.
- Coordinate and supervise external maintenance contractors, installers, and suppliers. You will monitor the quality of completed work and manage maintenance contracts and service agreements.
- Carry out safety inspections, maintain fire protection systems, and ensure compliance with building-related legislation and regulations.
- Develop and implement site security measures, including key management and access control.
- Manage building-related assets, office furnishings, tools, spare parts, and consumable materials. You will also maintain maintenance records and prepare replacement plans.
- Prioritize maintenance activities and respond effectively to urgent breakdowns or unsafe situations.
Your Profile
- MBO Level 4 education with at least 7 years of relevant experience, or Bachelor’s degree level working and thinking ability with a minimum of 4 years of experience in Electrical Engineering, Building Services Engineering, Mechanical Engineering, Building Technology, Facility Management, or a related technical field.
- Proven experience in facility management, building maintenance, technical services, or a similar role, including the maintenance of building installations.
- Strong knowledge of HVAC systems, plumbing, electrical systems, and other building-related installations.
- You are able to identify, analyze, and resolve technical issues and can read technical drawings and schematics.
- Familiarity with Building Management Systems (BMS), Computerized Maintenance Management Systems (CMMS), and Microsoft Office.
- Knowledge of safety regulations, occupational health and safety legislation, fire safety requirements, and relevant standards for building installations.
- A VCA Basic certificate is an advantage, or you are willing to obtain one.
- Excellent command of the Dutch language and the ability to understand technical documentation in English.
- You combine strong technical expertise with a practical, hands-on approach and excellent organizational skills.
- You are self-reliant, dependable, and take ownership of the quality and safety of the building and its installations.
- You communicate clearly with both technical and non-technical colleagues and provide a high level of service to internal customers and external partners.
